The Hougang Ave 10/Hougang Central GLS site attracted three bidders, with CapitaLand and UOL Group leading with an offer of $1,179 per square foot.
Spanning over 1 million square feet and requiring over $1 billion in investment, the site presents challenges for a fully integrated transport hub (ITH) mixed-use development, attracting a limited pool of developers.
The project will be the first major development above the Northeast Line and Cross Island MRT interchange, featuring a shopping mall for the Hougang community. The competitive bid indicates strong developer confidence in the ITH concept, valued for its convenience and potential for capital appreciation.
